Our work includes some of the most transformative and artistic urban redevelopment projects in Miami, including the Wynwood Neighborhood Revitalization District.
Having represented the Wynwood BID in crafting the neighborhood’s zoning overlay district and design review process, Managing Partner Steven J. Wernick understands the big picture policy objectives and application of the NRD-1 zoning to adaptive use and new development in Wynwood. He has spent a significant amount of time cultivating relationships and understanding the evolution of Wynwood to know how each new project adds to the fabric of the neighborhood.
We have represented many of the active developers in Wynwood on more than 1 million square feet of new office, residential, hotel and retail development under construction in the district – including the Wynwood Garage, 250 Wynwood, CUBE WYNWD, Wynwood 25, the Moxy Wynwood and 545 Wyn, and regularly appear to present projects for consideration by the Wynwood Design Review Committee and Urban Development Review Board.

Cities are rapidly evolving to embrace shared economy transportation and the density and compact communities that inherently congregate to support transit investments. We help clients with entitlement strategy and utilizing TOD zoning incentives to deliver projects that leverage investments in the transportation infrastructure of the surrounding neighborhood.
Recent projects include securing zoning approvals for redevelopment of the El Eden motel site into a 20+ story Arquitectonica-designed dual-flag
hotel and retail complex and Solitair by ZOM Living, a 50+ story multifamily residential building walkable to the Underline and Brickell Station.
Affordable / Workforce Housing
Affordable Housing is increasingly a major area of focus in South Florida, given the rising housing costs and shortage of housing supply close to transit and major employment areas.
Wernick & Co has experience shepherding affordable and workforce housing projects through the local government approval process, including zoning approvals and securing economic incentives and CRA TIF Financing.
The Firm is currently working on Wynwood Works, a 100+ unit mixed-income apartment building being developed by Magellan Housing in partnership with the Omni Community Redevelopment Agency.
